Client in the context of real estate transactions, usually refers to a customer of a real estate agent, but may also be a customer of other businesses for example his loan officer, his attorney, etc. In some states, under certain circumstances a client agent relationship may exist, without there necessarily being a contract, or financial exchange. This scenario is some type paraphrased in the saying, "acts like an agent, talks like an agent, is an agent."
